background -
Tamar Square is a well known landmark in Woodford, clearly visible from the bottom of the M11 and surrounding areas. It is a residential 14 storey tower block with three adjacent four storey maisonette blocks.
the problem -
The entire structure required a major external overhaul, including the renewal of the:
- Roof coverings
- General concrete repairs
- Protective coatings and redecoration to the rendering
- Clear protective coatings to the aggregate panels
- Window replacement
- Rooflight renewals
the solution -
Liquid Plastics was originally involved to look at the protection of the tower block roof. This roof was heavily congested with plant and the company’s Decothane system was deemed fit for use because it was able to be applied to and around the complex details and penetrations formed by the multiple air handling and telecommunications devices situated on the roof. A Decothane Omega 15 system was chosen for the project, which consists of a Decothane Base Coat fully reinforced with Reemat Premium Glass Fibre Matting, and completed with a Decothane Top Coat.
As a result of the works completed on the main tower block roof, Liquid Plastics was also required to supply a cost effective solution for waterproofing the expansive maisonette roofs – a Decothane Omega 15 system was also used for this phase of works.
Another of Liquid Plastics’ products – Monolastex – was used to protect the building’s rendering. Monolastex is one of the few external wall coatings that is BBA approved for 15 years and has a long, successful history in the market place. With the scaffolding to the tower block costing tens of thousands of pounds, a high performance reliable exterior coating was essential to prevent the need for re-coating in a few years’ time. Monolastex offers superior life cycle costings and guarantees, and could also be produced in any colour to suit the changing colour scheme of the property and satisfy the planners.
The aggregate panels to the sides of the windows were also an area of concern and a third product from Liquid Plastics was used to protect these – Decothane Clearglaze. Liquid Plastics’ Decothane Clearglaze is a clear polyurethane waterproofing material that enables a protective coating to be applied without affecting the appearance of the building.
the benefits -
All of Liquid Plastics’ products are completely cold applied thus eliminating the need for any heat or naked flame, and allowing works to be safely completed whilst the tower blocks were fully inhabited. This also reduces disruption to the residents and removes any risk of fire.
Decothane is a cold applied liquid that cures to provide seamless waterproof protection, guaranteed for 15 years. Furthermore because the work was completed by one of Liquid Plastics’ Quality Assured Contractors, a single point guarantee could be issued covering both materials and labour.
It was highly beneficial for the client to receive a number of products from the one manufacturer, as all the external coatings for the building are now guaranteed by one company. Time was also saved because all of the specifications could be produced by Liquid Plastics, who also undertook all of the technical inspections to approve the completed works.
